VA streamline refinance

VA IRRRL: streamline refinance your existing VA loan

A VA IRRRL (Interest Rate Reduction Refinance Loan) is a streamline refinance for homeowners who already have a VA mortgage. It is built to lower your rate or move from an ARM to a fixed rate with less paperwork than a full refinance. You generally cannot take cash out; the goal is a clearer payment and a documented net tangible benefit.

Illustrative break-even on a $300,000 VA balance

Assume you refinance $300,000 and cut P&I by $150/month after the new rate. If total costs you finance or pay are $3,000 (including a sample funding fee/costs placeholder), break-even is $3,000 ÷ $150 = 20 months.

If costs are $6,000 with the same $150 savings, break-even is 40 months. Your actual rate, fee, and savings will differ—ask for a Loan Estimate.

Not a rate quote, APR disclosure, or commitment to lend. Actual rates, points, and payments depend on credit, occupancy, property, lock period, and market conditions on the day you lock. Ask a loan officer for a personalized Loan Estimate.

Frequently asked questions

What is a VA IRRRL (VA streamline refinance)?

IRRRL stands for Interest Rate Reduction Refinance Loan. It is a VA streamline refinance designed to lower your rate or move from an ARM to a fixed rate on an existing VA loan, with reduced documentation compared with a full refinance.

Do I need an appraisal or income documents for an IRRRL?

Often no appraisal and lighter income documentation than a cash-out or conventional refinance—but lenders still apply overlays, and some scenarios need more docs. Confirm what a loan officer needs for your file under current NEXA guidelines.

What is the net tangible benefit / recoupment rule?

VA expects the IRRRL to provide a net tangible benefit (for example a lower rate or more stable payment). Recoupment rules limit how long it should take for payment savings to recover costs you pay out of pocket or finance. Your Loan Officer will document the benefit on the file.

What is the IRRRL funding fee?

IRRRLs generally carry a reduced funding fee (commonly cited around 0.5% for many non-exempt borrowers—verify the current VA schedule). Exempt borrowers may pay $0. The fee can often be rolled into the loan.

How soon can I do a VA IRRRL after closing?

Seasoning and payment-history requirements apply (for example a minimum number of payments made on the loan being refinanced). Exact timing depends on current VA rules and lender overlays.

Can I roll closing costs into an IRRRL?

Often yes—many borrowers finance allowable costs and the funding fee. Rolling costs increases the new balance, so we still run break-even math so the rate drop is worth it.

Can I take cash out with an IRRRL?

No. IRRRL is not a cash-out program (beyond small tolerance for rounding / prepaid items as VA allows). For cash out, look at a VA cash-out refinance instead.

IRRRL vs. regular refinance—when do I use each?

Use IRRRL when you already have a VA loan and mainly want a lower rate or ARM-to-fixed with less friction. Use a full VA cash-out or conventional/FHA refinance when you need cash, are changing loan types in ways IRRRL does not allow, or do not have a VA loan today.
