Calculator FAQs

How does a mortgage payment calculator work?

It uses the standard amortization formula to find monthly principal and interest from the loan amount, rate, and term, then adds one-twelfth of annual property tax and homeowners insurance plus any monthly mortgage insurance. Early payments are mostly interest; over time more goes to principal.

What does DTI mean?

Debt-to-income ratio is your total monthly debt payments—including the new housing payment—divided by gross monthly income. Many loans target about 36%, and automated underwriting may allow up to the mid-40s or higher with strong compensating factors.

How does refinance break-even work?

Divide estimated closing costs by monthly payment savings. If you keep the loan longer than that many months, the refinance pays for itself on payment alone. Resetting the term can lower the payment but increase total interest.

Why is the rent vs buy calculator simplified?

It ignores maintenance, mortgage insurance, tax deductions, and what your down payment could earn if invested, and assumes steady appreciation and rent growth. It is a starting point for a conversation, not financial advice.

Are these calculator results a loan quote?

No. They are illustrative estimates. Your actual rate, payment, and approval depend on credit, income, assets, property, and program guidelines. A pre-approval gives you real numbers.

Educational answers only—not a loan offer or commitment to lend.
